What to Check Before Buying a Period Cottage

Why a cottage purchase needs a different pair of eyes

A cottage can be the most rewarding home you ever own, but it rarely behaves like a modern house. Walls are often solid rather than cavity, mortar is lime rather than cement, and floors may sit directly on earth. These are not faults — they are simply different rules, and understanding them before you commit will save you both money and heartache.

The most important step is to commission a survey from someone who genuinely understands old buildings. A mortgage valuation tells you almost nothing useful. Look for a chartered building surveyor with period property experience, and budget for a Level 3 building survey rather than the cheapest option available.

Damp, timber and the breathability trap

Damp is the most common reason cottage purchases fall apart, and also the most misunderstood. Old solid walls are designed to absorb and release moisture. When cement render or modern waterproof paint traps that moisture inside, it has to go somewhere — usually into the timbers and the internal plaster.

  • Rising damp is often diagnosed when the real culprit is high ground levels outside, a blocked gully or a leaking downpipe.
  • Penetrating damp shows as patches after driving rain, typically around failed render, cracked brickwork or defective pointing.
  • Condensation is a ventilation and heating issue, not a structural one, and is often made worse by poorly fitted double glazing.
  • Timber decay — wet rot and dry rot — should be investigated by a specialist rather than treated with a spray and a guarantee.

Be wary of historic injected damp-proof courses. In a solid wall they rarely solve the problem and can create new ones. Ask instead what is keeping the wall wet from outside.

Roof, chimney and structure

Roofs are where the money hides. Check the covering — stone slate, clay peg tiles, thatch, or something newer and less appropriate. Ask when it was last renewed, whether the battens and underlay are sound, and whether there is any sign of roof spread, where rafters push outward and bow the walls.

  • Chimney stacks — look for leaning, spalling brickwork, failed flaunching and missing pots. Repointing and re-flashing a stack can easily run into four figures.
  • Wall plates — the timber resting on the wall top is a classic rot point, so ask whether it has been inspected.
  • Lintels and openings — timber lintels over windows and doors sag and rot; check for cracked plaster above openings.
  • Timber frames — in an older cottage, expect movement and historic repairs. That is not automatically a problem, but it needs proper assessment.
  • Ground levels — paths and patios built up above the internal floor level will push water into the walls.

Listings, conservation areas and consents

If the cottage is listed, almost any alteration affecting its character needs listed building consent — including replacement windows, new roof coverings, external insulation and sometimes internal works. Carrying out work without consent is a criminal offence, and it follows the building rather than the owner.

Conservation areas bring extra controls, and some have Article 4 directions that remove permitted development rights for porches, dormers and boundary walls. Before you buy, ask the conservation officer what has previously been approved and whether any enforcement action is recorded against the property. Check for tree preservation orders, rights of way across the land, and whether the extension you are imagining would realistically be permitted.

Services, drainage and the practical realities

Rural cottages often sit off the mains, which changes the maths considerably.

  • Heating and fuel — oil tanks, LPG bottles and solid fuel stoves all need servicing, insurance and compliance checks. An ageing oil tank may need bunding or replacement.
  • Drainage — a septic tank or treatment plant must meet current general binding rules. Ask for evidence of emptying, servicing and discharge arrangements.
  • Water — a private supply means testing, filtration and a plan for when the pump fails.
  • Electrics — dated wiring, poor earthing and old consumer units are common. Assume a full rewire may be needed.
  • Insulation and glazing — traditional windows can often be repaired and draught-proofed rather than replaced. Solid wall insulation should never be applied without expert advice, as it can trap moisture.

Budgeting and knowing when to walk away

Assume any period property will need work, and price it honestly. Get quotes rather than estimates wherever you can, and add a contingency of at least twenty per cent on top. A cottage that has been well maintained for decades is a far better buy than a cheap one that has been "modernised" with cement, plastic and sealed-up chimneys.

Finally, trust your instincts. If a surveyor flags structural movement, widespread rot or a roof at the end of its life, get a specialist opinion before deciding. Cottages reward patience — and there is always another one.
